I am asked: “What can I do to update my home before I sell and how much will that improve the value?”  Home improvement may be necessary to sell your home. It may help you and the future homeowner save money on insurance.  It will also improve your chances of selling more quickly and for a higher price.  Consider:

  1. Curb appeal. First impression is everything.  Clean out and replace dead flowers and plants. Mulch, trim and replace rotted facia and exterior doors and trim. Even though replacement of fences is excluded from most contracts (as a responsibility of a Seller), an updated or repaired wooden fence will entice buyers to choose your property over another.  Pressure clean patios, walkways and flower bed stones and borders.

Anything exterior or interior that looks in need of repair is a red flag to a potential buyer.Garage doors. Consider updating your garage doors to hurricane-proof doors. This will possibly save you money on your insurance – especially when noted on your four-point inspection/mitigation report.

  1. Windows. Replace windows to high-impact glass. Not only does this improve the aesthetics of a home but it might keep you from having to install panels. It may also improve the security of your home and may even lower your electric bill!
  2. Flooring. Get rid of carpeting. Replace flooring with a consistent, neutral tile, laminate, wood or marble flooring.  With so many allergy sufferers and increased number of pet owners, carpet has become less desirable. If you insist on keeping the carpet, it should be professionally cleaned or replaced if worn and torn.
  3. Wall coverings. Wallpaper has yet to make a comeback; and in some instances, faux painting dates the home. Painting your walls a neutral color (even little Sarah’s room which is pink and purple) will help the buyer feel that he can move in and relax.
  4. Lighting, plumbing and hardware fixtures. According to Rismedia.com, “Keep an eye out for sales at home improvement stores and replace outdated lighting, plumbing and hardware fixtures.” The replacement of these items may require your local electrician or handyman.
